Appraisal Group LLC was formed almost twenty years ago to serve the appraisal needs of Arizona, California, and Nevada.

A good appraisal will consider and analyze market data trends, neighborhood, amenities, verify data, and use comparables that are most similar to the subject. The appraisal is not an endeavor to obtain a value that is approved by the borrower, an appraisal is not a quest for random, scant data that appears to support a contract price or value estimated by the owner, sales agent, loan officer or online estimate. This appraisal is not a corroboration of a sales price. This appraisal is not a value stipulated by lender, necessary to “make the deal”. It is not an estimate of the highest price that a property might bring from a particularly motivated individual, but rather the price that the typical buyer most likely would pay. The opinion of value is not based on the total construction costs plus land. It is not a summation of any previous sales price, listing price or appraised value and costs of maintenance, remodeling, additions and replacements.

A good appraisal will incorporate objectiveness, will not be biased, and will not be influenced, will interpret and analyze all pertinent data to develop a reasonable and supportable opinion of value.

Appraisal Group LLC incorporates the latest technology to obtain reliable data and its owner is a member of National Appraisal Organizations, State Appraisal Organizations, and several Real Estate Association Boards.

Appraisal Group LLC utilizes current data that is commensurate with the subject property. Depending on the uniqueness of subject, search parameters will expand or constrict in both geographical radius and extend back in time. The objective is to locate most similar property features to subject.
